The Design Process….

Each project starts with establishing the designBRIEF. This will help identify if the proposed works in acceptable under ‘Permitted Development Rights or will require a planning application and which type. This is followed by a survey of the existing building and surroundings to provide the ‘as existing’ base drawings.

Using this information and the designBRIEF, ‘initial concepts’ are created in plan and elevations, which are then developed to become the ‘Proposal’ drawings, supported with 3D CAD model visuals where necessary for the Planning Application. These in turn may be adjusted during the planning process to achieve approval. Additionally, the application will require different supporting documents depending on the type of application eg. Design and Access Statement, Historic Impact Statement, Flood Risk Assessments or Archaeological Investigation.

Following planning approval, the project can be put out for budget costings with contractors by the client or steveturnerDESIGNLtd.

Construction drawing packages along with a Structural design scheme are often needed for Building Regulation Approval and depend upon on the size and complexity of the design. Small, simple projects can be achieve via the clients appointed contractor through a Building warrant / Building Notice or for more complex designs a more comprehensive construction package is required which steveturnerDESIGNLtd can provide.
