The Design Process….

Each project starts with establishing the designBRIEF. This will involve understanding the existing brand or the proposed development of the brand and how this influences the existing building and its architecture, space, position service requirements customers or users.

This is followed by the confirmation of the existing survey or a survey of the existing building and surroundings to provide the ‘as existing’ base drawings.

Using this information and the designBRIEF, ‘initial concepts’ are created in plan and elevations, which are then developed to become the ‘Proposal’ drawings, supported with 3D CAD model visuals where necessary. This information will be used for any Planning Applications necessary including Signage, change of use etc. These in turn may be adjusted during the planning process to achieve approval. The Planning process may require additional supporting documents depending on the type of application eg. Design and Access Statement, Historic Impact Statement, Flood Risk Assessments or Archaeological Investigation.

Following planning approval, the project can be put out for budget costings with contractors by the client or steveturnerDESIGNLtd.

Construction drawing packages along with a Structural design scheme are generally required for Building Regulation Approval of a Public Building but may depend upon on the nature, size and complexity of the proposed works. More complex designs will require a more comprehensive construction package which steveturnerDESIGNLtd can provide.
